To follow up our original post about this pending development on Quentin Road and East 36th Street (former site of Herr’s), it appears that beams have been erected in order to construct an additional story to this 8,500 SF one-story building.  Approved on November 18, 2009, the application proposes to convert the existing cellar and first floor to offices and to erect a new second floor. 

In November, MarineParker reported that these plans were originally disapproved by the Department of Buildings.  I surmised that the addition of a second story violates the site’s allowable FAR (the site in fact is currently at 1.0 FAR – the maximum for an R3-2/C1-2 district), as referenced on the Department of City Planning’s mapping tool.  However, this application has been approved for a second story of 5,077 SF, which will most likely be pitched or set back to allow for the sky exposure plane.  Additionally, if one looks to the adjacent one-story building on the corner of Quentin Road and East 35th Street, there is an additional second story set back from the street that is not completely visible from the street.  Perhaps this addition would resemble its neighbor.

Furthermore, the building permit states that this site will be used for an “Ambulatory Diagnostic and Healthcare Treatment Facility,” with the building increasing from 14 to 29 feet high, over twice its height. 

Perhaps Councilman Fidler, Marine Park Civic Association or Community Board 18 should become involved in someway?

    Their involvement, as well as Marty Golden whose office is on the next block, is crucial. This kind of facility has no place on Quentin Road–surrounding blocks are way too residential and Quentin Road itself is not wide enough to accommodate this kind of business. Any type of business which will create a large vehicular presence (and that goes for schools too) does NOT serve this community in the least. We have way way way too many NOISY ANNOYING PRIVATE AMBULANCES screeching all over Marine Park area. We certainly do not need another one. I often ask myself why were these services ever turned over to the private sector. It has become a huge loss of good paying city jobs.

    Quentin Road is too congested already. The other day I walked to the school at 2:30 and there were 4 double parked trucks between Met, Dairy Deli & and the Kosher super market on top of the trucks in the no standing in front of Met. Add the school buses, foot traffic and the parents that NEED to drive to pick their children up (another sore topic for me – it’s a zoned school, how far can you live on a Sunny day that you NEED to drive) and Quentin Road is a dangerous place to be.

    Someone really needs to step up and fight the second floor development. It does not fit in.

  3. Senator Golden is aware of the work going on and has brought it to the attention of the Department of Buildings. We are understanding of the impact on the quality of life for the area but it appears that current City zoning allows for such an expansion/construction project to take place.     I too live on E35.

    The kosher supermarket, Dairy Dell and Fine Fare all get deliveries at the same time. Add in 222, and you have what amounts to a dangerous bottleneck of double-parked trucks during daylight. It was okay when it was jsut DD and FF, but the kosher place has made things much worse. Also, the kosher place does valter parking , which clogs the surrounding blocks with more cars in addition to the resident and teachers who work at 222.

    Seems nobody thought any of this through.If you add in what ever the Herrs site will become(medical office? yeshiva?) it will get much worse. Telling us the zoning laws allow our low rise neighborhood to be turned into something as ugly and congested and overrun as Boro Park is frankly crap. What’s the point of having Senator Golden or Lew Fidler in office if they cannot do anything to preserve our quality of life?

    As to Neighborhood Lady’s point we seem to have a new influx of obvious civilian minivans and SUVs with no discernible life-saving equipment nor function other than a rack of police lights and sirens, that find it perfectly acceptable to treat traffic signals as optional on their way to some “emergency”. At a loss when volunteer ambulances encompassed housewives with children int he abck of their vans and SUVs driving round with a phone in their ears, It’s a disgrace.

    Some animals are more equal than others.

      #1 – I think Neighborhood Lady is refering to private ambulance, not volunteer ambulances

      #2 – I think you should check your facts about “obvious civilian minivans and SUVs with no discernible life-saving equipment nor function other than a rack of police lights and sirens, that find it perfectly acceptable to treat traffic signals as optional on their way to some “emergency”. If you look at the left side of the vehicle’s windshield you will see a New York State Ambulance Certification in the windshield which certifies there is life saving equipment aboard.

      #4 – Your statements lead me to believe that you are a bit racist. So with that I’ll leave you with this. America is a free country. You are free to sell your house and leave the area.
